The complex is located in Kardamena and is an ideal destination for rest and relaxation. In the complex there are a total of 252 rooms. The public areas of the resort are air-conditioned. The reception offers 24-hour service. There is an elevator for guests ' convenience. In the complex there is a bench with newspapers. All guestrooms feature: Individual air-conditioning / heating, Private bathrooms with bath tabs, slippers, bathrobes, Hairdryer, Direct-dial telephone, Mini bar/fridge ,Satellite TV, Balcony/terrace, Safety deposit box (deposit of 20 Euros), Wake-up calls, Room service 24/7 (for a fee), Floor covering: tiles. Guests can relax in the beautiful garden. Guests can use the Internet access for personal or business purposes. Guests can take advantage of the room service and enjoy breakfast in bed. Laundry service is available. Kos airport is 12 km away and kos town and port are 30 km away .
Due to the surrounding area and the number of steps around the hotel, it may not be suitable for those with mobility difficulties.
We recently stayed at Mitsis Summer Palace and overall had a very enjoyable holiday. On reflection, a 4/5 rating feels fair. Our first impression was somewhat underwhelming, as the main building looked more dated than expected from the promotional photos. However, once inside, the hotel was clean, welcoming and well maintained. The real selling point quickly became apparent the following morning: the views are absolutely stunning. The hotel's position provides beautiful sea views and spectacular sunsets, which can be enjoyed from many areas of the resort.
Dining Despite some tour operator descriptions, there is no traditional buffet restaurant for lunch and dinner. The main restaurant is the primary dining venue, while several à la carte restaurants are available. Breakfast was the only buffet meal. Reflecting on our stay, it would be unfair to criticise it too heavily, as there was a good selection of fresh fruit, yoghurts, salads and continental options, all of which appeared fresh and well presented. Those who enjoy lighter continental-style breakfasts are likely to be very satisfied. The à la carte restaurants offer beautiful settings, excellent views and a relaxed atmosphere. Service was consistently good and the staff attentive throughout. In terms of atmosphere, setting and service, I would rate the restaurants 5/5. Food quality was generally good, but somewhat inconsistent, with some meals being excellent and others less memorable. Overall, I would rate food quality at 4/5, but food variety closer to 3/5. At peak times it was clear there were not always enough staff to meet demand. This occasionally resulted in longer waits, incorrect orders or delayed drinks service. Even so, the staff remained friendly and professional throughout. The staff deserve particular recognition. Throughout our stay they were consistently friendly, professional and hardworking. In particular, I would like to thank Mohammed in the main restaurant, Alexis in the Mediterranean restaurant, and Lamin, whose dedication was especially noticeable. Lamin frequently assisted with luggage transfers during the day before working as part of the restaurant team in the evenings. Their efforts, along with those of many other staff members, contributed significantly to the positive experience we had at the hotel.
Rooms We stayed in a Junior Suite suitable for a family of four. The room itself was modern, spacious, comfortable and well maintained. A minor issue with the door was resolved within an hour, demonstrating good responsiveness from the hotel team. Our main disappointment was the location of the room rather than the room itself. We were positioned close to the main entrance and drop-off area, which meant there was a constant flow of coaches, taxis, hire cars, delivery vehicles and other traffic. This activity was not limited to daytime hours; vehicles frequently arrived and departed until 11pm or midnight, before starting again early the following morning. Vehicles would often stop or park directly outside or near the room, regularly obstructing what would otherwise have been a pleasant outlook. While we appreciated having a pool immediately outside the room, the location reduced our enjoyment of the outdoor space. Sitting on the terrace was often less relaxing than it should have been due to noise, vehicle movements and the frequent interruption of views by parked vehicles. That said, I do think we were somewhat unlucky with our allocation. During our stay, we walked around other areas of the resort where similar Junior Suites were located, and many appeared to enjoy much more attractive settings, greater privacy and quieter surroundings. My comments therefore relate more to the location of our specific room (2102 and neighbouring rooms) rather than the room category itself, which was excellent. On our final day we paid for a late check-out room. We were allocated accommodation in the original part of the hotel. While this area has been criticised by some guests for feeling dated, we actually found it full of character and charm, with beautiful views. Although it lacked the modern finish of our Junior Suite, it felt authentic and gave us a greater appreciation of the hotel's original style and setting. The cleanliness of both the room and the wider hotel was consistently very good.
Pool Facilities The pool facilities were a mixed experience. Having a pool directly outside our room was a real bonus. The infinity pool is undoubtedly one of the most attractive areas of the hotel, offering fantastic views across the sea. However, securing a sunbed became increasingly difficult as the week progressed. One issue was the reservation of sunbeds. Hotel signage clearly states that reserving sunbeds is not permitted and that unattended towels may be removed, yet this policy did not appear to be consistently enforced. Later in our stay, many loungers were effectively reserved before the pools had even opened. Greater enforcement of the published rules would improve the experience for guests.
The Beach The beach itself was one of the highlights of our stay. The sea was crystal clear, calm and ideal for swimming. As expected, the beach is pebbly, so appropriate footwear is recommended. The hotel advertises lift access towards the beach. There are lifts within the resort, including one serving the infinity pool area, and another lower down which appeared to be out of service during our stay. However, we found the route to the beach somewhat confusing and mostly used the steps. Guests with mobility concerns may wish to clarify accessibility arrangements directly with the hotel before travelling. The beach facilities were clean but fairly basic compared with some neighbouring hotels. The loungers were good quality, but the shower area, beach bar and snack facilities felt closer to a 4-star standard than a luxury 5-star resort. The beach gyros, however, were excellent and proved very popular. I would rate the beach facilities around 2.5/5, but the beach and sea themselves a solid 4/5.
Overall Overall, we had a very enjoyable holiday and, on reflection, a 4/5 rating feels fair. The spectacular location, beautiful sunsets and crystal-clear sea are the hotel's greatest strengths, while the staff work incredibly hard to create a welcoming and relaxed atmosphere. The resort feels somewhat split between old and new. The original building has character, authenticity and some of the best views on the property, although parts could benefit from refurbishment and, in places, feel closer to a very good 4-star standard than true 5-star luxury. The newer accommodation feels much closer to the 5-star experience many guests will expect. There are certainly areas that could be improved, particularly food variety, beach facilities and the management of sunbed reservations, but there is also much to appreciate. We enjoyed many of the dining experiences, found the hotel clean and well maintained, and were consistently impressed by the friendliness and professionalism of the staff. While we found the resort less suited to our needs on this trip than some alternatives we have experienced, we would not completely rule out returning in the future. If we did return, it would likely be as a couple, and we would be keen to stay in the original part of the hotel, which turned out to be one of the pleasant surprises of our stay. We are glad to have experienced Mitsis Summer Palace and would happily recommend it to travellers looking for a relaxing holiday in a truly beautiful setting.
The location is good. not far from the airport, great views, nice beach and the local town isn't far. It's a quiet atmosphere, certainly less busy than other hotels I have stayed at. The room was lovely, amazing view of the sea and the aircon was great. Pools are really nice too, spread out in and around the rooms they are accessible and close by. Reception staff / restaurant staff are happy and polite.
Now for the bad stuff, food is pretty average. Not really at 5 star level. The "buffet" is usually a set menu which gets repetitive (especially if your vegetarian), with deserts and salads being the only buffet items. we booked/ate at the med restaurant, again it was just kind of average, if I ate at a restaurant back home like that I don't think I would go back nor recommend it to others although visually it was a nice place and atmosphere.
At the bars the drinks can vary in quality quite drastically. With set menu's that are quite limited, your better of asking the bar tender for something more familiar and hoping they agree to make it for you. I wouldn't recommend the pina colada from the reception bar, it had an aroma of vomit and quite a bitter taste. With that being said I noticed bar tenders tend to be the unhappiest of the staff, tending to be quite grouchy or less talkative. I suspect this could be because the busiest bars (at the restaurants) only have 1 bartender working so potentially just over-whelmed.
Had a few issues with the TV in our room not working, we phoned reception and they fixed it the next day though no problem. Also noticed the doors are not soundproof at all. we had a pool right outside our room. Afternoon naps are non existent in this setting due to the screams of kids echoing through the room.
The sunbeds have service buttons on them, don't bother pushing them as no one ever comes. If you like to enjoy more than one drink by the pool through out the day, get your shoes on because your going for a walk. with the exception of the two infinity pools at the front, the service at the pool is non existent and you will have to leave your bed and walk to the fresco bar that is nestled in the middle of the complex. I believe I was served once at the pool when a staff member randomly offered me a drink.
The external services offered by the hotel weren't great. I booked a taxi to the local town with them for 15 euro. I enquired how we get back, if we had to book a return etc. The reception staff told me to stand in the spot they dropped us off at and someone will pick us up. Turns out this isn't true you have to book a set time for your pick up return and pay another 15 euro. One night we stood for two hours waiting to be picked up, we phoned reception and after eventually getting through to them they said they have booked us for the next transfer at 10pm. we had two transfers show up in that time who denied us entry onto the bus despite seeing our wristbands and being the same guy who dropped us off. We begrudgingly got a taxi back (another 30 min wait) and noticed it was far cheaper to do it this way. So basically you should book a local taxi and avoid the hotel's service.
Car rental is also very very pricey. The man who does it is nice but we paid 105 euro for a cereal box on wheels for 1 DAY. Rates are extortionate so again avoid the hotel.
In summary I would say this hotel visually is 5 star and appears to be amazing within your first day or 2. But after a while the cracks start to show. Average food, strange drinks menu, non-existent pool service, dodgy taxi transfers and a broken TV. Heck of a view though.
Our honest experience at Mitsis Summer Palace – unfortunately, not a 5-star experience
I want to start by being fair: the fact that we were initially placed in an older room was not the hotel’s fault. Our travel agency had unfortunately booked the wrong room category. We completely understand that mistakes happen.
What we found extremely disappointing, however, was the way the situation was handled by reception.
We went to reception hoping to find a solution. We would have been completely willing to pay extra for a different room if one was available. Instead, we were basically told that they would call us “if something became available”. When we asked when this might be, the answers were simply “later”, “I don’t know”, etc. We were also repeatedly told that we would have to pay extra for another room, which, again, was not an issue for us.
The problem is that nobody ever called us.
This was particularly frustrating because we were not asking for anything unreasonable. We simply wanted some help finding a solution.
Unfortunately, the attitude of one of the receptionists was especially disappointing. We never felt that she was genuinely trying to help us. Whenever we had a question, she would go into the manager’s office and repeat our question to him instead of properly communicating with us herself. As guests, this felt extremely uncomfortable and, honestly, quite disrespectful.
The room
Because we stayed in the older section, I cannot give the room 5 stars. The furniture and overall condition were clearly dated.
However, we could have accepted an older room if it had been properly cleaned.
Unfortunately, the cleanliness was simply not acceptable for a 5-star hotel.
We showered every day, yet the bathtub was repeatedly left with sand in it. The sink was also not properly cleaned. The bed was made, but even the standard of making the bed was not what we would expect from a 5-star property.
An old room can still be clean, comfortable and welcoming. Unfortunately, ours was not.
Food – the main restaurant
This was another major disappointment.
The main restaurant in the old section was, for us, by far the weakest part of the hotel experience. We tried it several times, but the quality of the food was simply not what we expected from a 5-star resort.
We even tried the à la carte option, hoping for a better experience, but the meat we were served was extremely dry and the overall food quality was very disappointing.
The service did not improve the experience either. We ordered wine and it was served in a soft-drink glass. On another occasion, we asked for water twice and the waiters still did not understand what we were asking for, even though we were speaking English.
One evening, the same receptionist also directed us to dinner but would not allow us to sit on the terrace, even though the terrace was completely empty.
At this point, we honestly had to ask ourselves: is this really the level of service expected from a 5-star hotel?
The good news: Med Restaurant
Thankfully, there was a completely different side to the hotel.
The Med Restaurant was excellent – both the food and the service were on a completely different level.
Unfortunately, we were not properly informed at check-in that reservations should be made in advance. This is something guests should definitely be told when they arrive.
After being so disappointed with the main restaurant, we tried to get into the Med Restaurant several times. Thankfully, the head waiter/manager there was incredibly kind, understanding and helpful and managed to find a place for us.
We are genuinely grateful to him. His attitude showed us exactly how guests should be treated.
If you are staying at this hotel, my advice is: ask about the Med Restaurant immediately and make your reservation as early as possible. It can make a huge difference to your experience.
The pool and beach areas
The infinity pool and the beach area were actually very enjoyable.
The staff working around the pool and beach were friendly and professional, the food was good, the pizza at the pool was delicious, and the cocktails were excellent. The kebab by the sea was also very good, as were the cocktails there.
The thick, comfortable sunbeds were another great touch and made relaxing by the sea and pool very pleasant.
Final thoughts
I am giving this review because I genuinely believe the hotel has a lot of potential, but unfortunately, our experience did not consistently feel like a 5-star experience.
And to be clear: the room issue itself was not the reason we were disappointed. We understand that this was caused by our travel agency.
What really upset us was the lack of communication and the attitude we experienced when we tried to find a solution.
A 5-star hotel is not only about beautiful pools, a great location and nice facilities. The way guests are treated when they have a problem matters just as much.
There were moments during our stay when we genuinely felt frustrated and ignored, and that is not something we expected from a hotel of this category.
At the same time, we also experienced excellent service at the Med Restaurant, the pool and the beach, which proves that the hotel is capable of delivering a very high standard.
So this is not a review saying that everything was bad – far from it. There were some really great parts of our stay.
But when you pay for a 5-star resort, you expect the entire experience to feel like 5 stars, not only certain areas.
I hope the hotel takes this as honest and constructive feedback, because with better communication at reception, more consistent housekeeping and a more guest-focused approach, the experience could be significantly better.
It is really difficult to rate this hotel out of 5 as some things about it have been incredible, some are terrible, and the rest falls somewhere in between. We must say that overall from our experience we would have recommend this hotel to others, as the pros do outweigh the cons and overall despite the cons we had a great experience. Our final day in the hotel however left a sour taste which, from a safety/security perspective, would make us hesitate in recommending the hotel to others. ———————————————

The frustrating thing about the number of cons for this hotel is that most of them on their own are small, and would be incredibly easy to improve. However we can see from past reviews that there are themes coming up time and time again that are clearly not being addressed.

Safety/security concerns
During our stay we misplaced a room card. We had asked for a new one at reception. They just asked for the room number and happily handed over another card (we were not asked to provide our name / ID or anything to prove this was our room). It is a worry that anyone could provide your room number and be given a key to your room.
On our final day we were told we could no longer have our requested late checkout as there was no availability. Instead, reception agreed to have our suitcases and hand luggage collected and stored for us whilst we went to the pool. Several hours later we went to reception and requested our hand luggage bags. We provided the room number they’d be linked to - the woman behind the desk proceeded to bring out multiple bags that were not ours and would not have been linked to our room number. It’s a concern they could be offering your belongings out to anyone. She couldn’t find any of our luggage and proceeded to phone a few people. Eventually another staff member came over and pointed to the bar area of the hotel lobby, behind the ATM, and advised us that all of our luggage had been left there. I raised my concerns at the time that these had been left unsupervised for hours in a busy hotel foyer, rather than in the secure luggage storage room behind reception as agreed. I asked the staff member if she thought this was safe and she was silent. I reiterated that this was nor safe nor appropriate and she shrugged. I asked her to take our cases and put them in the secure luggage storage room and she did so, so clearly it wasn’t a space issue. Again, no apology or explanation whatsoever. Anyone could have taken our belongings due to this negligence - bare in mind our passports etc were also in our hand luggage. I thought this was a big enough issue before being handled so terribly.

Additional considerations Just to be aware that the infinity pools are deep if you are not a swimmer (155cm) with no shallow end. However, the pools at the fresco side are not as deep.
Buses to kardamena and kos are nowhere near as frequent as we had anticipated and also have a small fee per person ( €2pp for Kardamena each way )

Spa Experience: We booked this through Mitsis but it is technically separate to summer palace, located in the nearby blue domes complex. Again, not the level of luxury you would expect from this brand and for the price.
On arrival we were shown straight into the pool area, in our outside shoes and clothes. No gowns or slippers were provided. Changing facilities consist of 1 shower and 1 toilet per sex. We were not asked our preferences for firmness etc before the massage. Relaxing music in room was so quiet you could hardly hear it, and the massage oil used didn’t smell scented at all. The “eye mask” used was a face towel, and the “pillow” used was a folded up towel. The massage in itself wasn’t bad, but we have had much better for the price tag (£110pp for 60 minutes). No tea or water was offered at end of massage, and there is no relaxation room - just the generic pool area.
Stunning views from the hotel! Our room was clean, modern and super spacious we couldn’t fault it. The infinity pool was lovely but sun beds were reserved super early in the morning so was hard to get a space. All the restaurants were delicious especially the asian à la carte.
