The beautiful hotel is situated 250 m from the beach and 2 km from Kos town. The hotel is small and cosy with a very friendly atmosphere. The hotel has 30 lovely and comfortable rooms. It is the perfect place to spend some time with friends. It is aimed at all types of people seeking relaxing holidays in a friendly and clean environment,with a budget holiday. The hotel offers basic accommodation facilities with spacious and cosy rooms. The hotel offers to its guests to use of a bar, TV room and safety deposit boxes. All rooms are bright and clean.The guests of the hotel may take advantage of the outdoor swimming pool. It is the best place to relax on a reasonable price.
Due to the surrounding area and the number of steps around the hotel, it may not be suitable for those with mobility difficulties.

Awful hotel. Don’t be fooled by the pictures. Don’t book with Tui as they will lie to you and refuse to help you. Hotel is a one star at best. No soap in the toilets. Bread, ham and cheese for breakfast. You’ll have to fight over the piddling amount of milk for your coffee. The rooms on the ground floor apparently are modern, the rest of the rooms haven’t been updated since the 1970’s. Seriously think twice before booking.
Booked this through TUI and they new that I was blind and needed assistance and accessible room this wasn’t past over to the hotel this hotel isn’t very good if you have needs to be met and TUI should of been advised of this no lift to upper levels. The rooms are very dated and cleanliness isn’t all that the bed sheet had a slit in it on our arrival beds was very uncomfortable and the so called clean towels were dirty with holes in and shabby, around the pool area garden isn’t maintained either and uneven slabs near bar area. Breakfast was continental and most mornings there wasn’t much choice by 8.30am when breakfast started at 7.30am, the breakfast juice was very watered down and apple was out of order all holiday
Quite funny reading the 5 star reviews, these are possibly written by 'regulars', friends of the family who own the Iris..strange how they don't mention the glaring obvious Dangerous faults..the poolside safety, the broken tiles, the pool which unmarked depth is around 3m,..which is nearest to the CONCRETE kids pool/inflatable storage or the 'Compulsory' outdoor shower accessed through the garden/jungle/broken sunbeds.. don't slip on the slime in the base. Or they fail to mention the cracked food containers at breakfast, or fly challenge as i called it ..or the plastic serving spoons held together with Celotape?? or the chipped cups. But ah well the family are lovely who own it..oh but don't complain though (you'd have to join the queue)...treatment of you goes down a notch, almost to the point that you feel invisible. And as for the upgraded lovely squeaky clean showcase rooms..yes you can have one..if your face fits, or if the you're a 'regular' or if your a couple...Curse me for being a widow.
Like many recent reviewers, we booked this months ago only paying attention to the many excellent reviews. I had a quick look again a week before we were due to travel and was thoroughly shocked. My husband said, let's just wait and see. Seeing was definitely believing the poor reviews.....
....no welcome, no eye contact on arrival; this to my mind is always a good indication as to what to expect thereafter. We thought we'd try upgrading upon seeing the room on the 2nd floor, but no manager was available. We decided to have a drink at the bar and wait. It was getting late and we were in need of a shower and food and gave up, deciding to make do....dreadful decision!
I could repeat everything other more recent reviewers have written and taken photos. There seems a clear split between those people staying in the more recently refurbished part of the building and those staying in the very old rooms where we were....
....Our room was nowhere as bad as some seen on those photos. However, whilst it looked clean at first glance, the whole place needed a deep clean. The towels and bed linen were long past being what we'd call white! I very much doubt the sink, toilet, shower area, doors, walls, etc has seen a good scrub for many years. There was a back stairwell that had spillage when we arrived, which was still there when we left! The young men cleaning our rooms looked absolutely miserable, possibly terrified we might complain to them directly. I doubt they were paid well and no-one seemed to be supervising there work. I certainly don't blame them. The owners appear not to care about their business, with the exception of those paying for upgrades. Signs about everyone being 'friends here' was a joke!
Breakfast was laughable...many of us shared the humour of what was considered a continental breakfast. My bring gluten and dairy intolerant meant I have a boiled egg for my breakfast that first morning, no fruit, which was expected. I'm used to sorting myself out in some Greek Islands, that's fine, but people were complaining about the quality of the bread, the ageing toaster, the few cold meats, big tub of plain yoghurt and 1 type of cheeses available, none of which was kept cold! One morning a lady tackled the owners wife....no yoghurt and no eggs. She told her there's a shop over the road. The poor chap responsible for breakfast looked like he was carrying the weight of the world on his shoulders!
What can these business people be thinking. It's just dreadful. We will be speaking to our tour operator...this so called hotel should not operate as it is at present, unless certain measures are taken to care for the building that isn't up to standard for those paying good money
Another brilliant holiday at the Iris Hotel, our room 108 was perfect, we did psy extra for a refurbished room but well worth, the breakfast is col meats,cheese eggs, cereal, bread jam & yogurt. Pool bar food for lunch lovely and great price. Greece night not to be missed lots of fun & laughter. Steak night beautiful. This hotel is a 3 star which is great for the price. Location is about 30 minutes walk into Kos town where there are lots of restaurants & bars. 2mins to local supermarket selling everything you need.beach 3 mins away. There are 4 localrestaurants 3 minutes away serving great food. Our room was cleaned every day except Sunday bedding & towels changed every other day. Reception and bars staff could not do enough for you always with a smile. Planning to return again. Fantastic holiday .
