Amazing views, and just a terrific overall stay. The room was awesome, and the jacuzzi in the room worked great, having that overlooking the ocean was the highlight.
No idea what other people on here are complaining about, if you don't want to up and down stairs, do not go on a vacation to a town built on a cliff...
Great restaurants, shopping, right near the hotel, and the hotel was secluded and not noisy at all. Staff was very nice and always wanting to help
If you are like me, you see Tripadvisor hysterical reviews and become worried that perhaps you made a bad decision on your hotel. Let me put you at ease. First, yes there are steep steps to walk down to the Caldera Premium Villas but that's the point...
All of the luxury hotels in Oia hang on the cliffs and require you to walk down to them (40 stone steps or so). Don't go to Oia if you are lame and out of shape or a whiner, my 70 year old father had no issues at all. The whole town is built on a cliff. Second, many of the pictures on Tripadvisor are dated, the hotel has been updated significantly. Third, the breakfast is great with many choices and great coffee. Fourth, the views are mind blowing. Fifth, the staff was extremely helpful and the porters will carry your suitcases up and down the stairs. The only mark against the hotel is for price/value. Rooms are nice but small and not consistent with pricing as what you are paying for is the view and experience of being on the edge of Oia. Crowds are pretty bad in Oia during the midday or at sunset, but you have mornings to yourself (except for the occasional Instagrammer poser photo shoot). I highly recommend the hike from Fira to Oia (take the bus to Fira and walk back) and I recommend eating at Armeni seafood down at the sea (a short walk down from the Caldera Premium Villas), but make a reservation. All in all the Caldera Premium Villas (yes the name appears differently in some reviews) is a good choice and is literally adjacent to Pezoules which is considered one of the absolute best hotels in town.
Amazing views from the hotel but aside from this we were disappointed. Staff were as helpful as they could be.
Extremely dangerous steps to get down to the accommodation from the main strip Bed was rock hard - we were waking up multiple times throughout the night Long wait for breakfast as there is just one server Studio room is very small. Swimming pool very small and doesn't have sun loungers around it

Normally I see bad reviews and I blame the people that wrote the review more than the business. In this case it’s opposite. The customers are right. The bad reviews are just tying to warn you. SPEND WHATEVER YOU NEED TO SPEND TO NOT BE HERE.
Our jacuzzi jets didn’t work. The shower and jacuzzi water was cold. The room was disgusting, I don’t think they had cleaned it for weeks. The breakfast was cold. The person working the breakfast was aggressive and mean. She told us we don’t eat enough food. It’s not that we didn’t want to eat mam, it’s that the food was so nasty we didn’t want to eat it. The front desk worker was kind to us, but also the least helpful person I have met in Greece.
The check in process was too long. You have to sit there in 90 degree heat having small talk for 30 mins before getting your room key. The front desk worker that was working 08/26 at 4:30PM and also the following day from 5PM until we spoke again at 10PM, and her “late night friend”were rude and were unreasonable to talk to. We tried to let them know the issues we had with our room. We have never experienced a worse response in our life. Her “late night friend” said and I quote…
“I’d never spend more than 50 euros on a room and you’re an idiot for spending more, yea you paid for the view but that was not smart was it?, now you know for the future and maybe you’ll save your money”
I cannot believe someone would say this to me. I have never heard that before at any hotel or resort in ANY part of the world I’ve been to. Especially when we don’t receive what is promised for $1200. Please look at my other reviews. You’ll see that I do not normally leave bad ratings. I’m not trying to be petty, I am not trying to be rude, and I am not trying be mean. This is actually what happened and anyone who is considering staying here deserves to hear about it.
As another note, If you do decide to stay here, don’t believe the (same) front desk lady when she says there are no reservations available on any restaurant on the island. She has no clue what she’s talking about. Please call the restaurants you want to go to and ask them what their availability is. She told us that we wouldn’t get any reservations multiple times when we asked her what the good restaurants were. We were able to get reservations at any restaurant we wanted. I heard her say this to so many different guests during our stay. I did tell our neighbors because I could hear that they were worried about their dinner plans. I’m not sure why she says it, she has no clue what she’s talking about. She is losing the restaurants business. If you don’t know something don’t say it, right?
We didnt let this ruin our time on the beautiful island of Santorini. We left early and took the loss on the money. We booked another room in Oia because we’re only here for two weeks a year and I figured we might as well have a good time here rather then to be ridiculed for spending the money we did on a room that wasn’t what was promised.
My sister and I had a very memorable stay from June 7-9. Started off with a prompt airport pick up pre-arranged with the hotel, reasonably priced at 35 Euros each way. On arrival, we were met by the friendly porter, regretfully forgot his name, who assisted us with our luggages to the main reception...
Was welcomed by the very bubbly concierge Karla and was extremely happy we got assigned room 110, honeymoon suite (cave room)with a private terrace, outdoor hot tub, and spa shower. The view of the caldera was so dreamy and the room was very spacious and well appointed, plus we were given a complementary bottle of wine on arrival. The room rate included breakfast which was ample, although we only tried it once since there were better choices nearby (highly recommend the crepes from hungry donkey). Location is unbeatable, very central to a lot of restaurants, bars, boutiques, souvenir shops, etc. Other notable restaurants nearby are Ambrosia, which was just a few steps from the hotel, as well as Pitogyros. We didn’t request for our room to be cleaned but housekeeping is available per request due to covid. As for the areas for improvement, the property is definitely not recommended for people who have difficulty walking as the steps to the hotel are quite steep and slippery. Also, The facilities are a bit lacking, the pool is small and the hotel only allows 2 people at a time. There are no on-site restaurants or bars, so you have to always leave the property to eat. Also of note, they only provide one bottle of water for the whole stay. However, these are just minor complaints and didn’t really affect our overal stay. We will not hesitate to recommend this hotel to our family and friends. The value can’t be beat considering it’s in the heart of Oia. It was definitely a memorable stay
