This picturesque complex consists of a small cluster of seven idyllic private Santorini villas that are magnificently designed, combining traditional Cycladic architecture and contemporary style. This distinguished small venue combines the warm atmosphere and feel of private residences with the personalised services and facilities of a boutique hotel. The accommodation units are true places for relaxation and come with private verandas, where guests can enjoy the balmy summer breezes with a chilled drink in hand. For true refreshing they can dip in the outdoor swimming pool or opt for open air hot tub next to the sunbathing deck. If a drink is what their fancy there is hardly a better place to get it from than the poolside lounge bar. Perched on the cliff 100 m above the sea, the complex is just a 5-minute walk from the centre of the charming and picturesque village of Oia.

The best trip I've ever taken. Service was extraordinary and the views are unmatched. The concierge went above and beyond to make our trip memorable...
Our favorite excursion was the boat trip and we loved being able to walk to the local restaurants.
We loved everything about our experience at Katikies. From the villa to the breakfast and everything in between - we would absolutely return! We also rented a boat for an evening cruise which was wonderful and the dinner we were served delicious. The chef specifically prepared a vegan meal for us!
We stayed at the Villa and not the main property. Originally, I was concerned about this but in hindsight, it was excellent. The Villas are much smaller and as a result quiet and peaceful...
We did spend a considerable amount of time at the main property as the pools and service were amazing. Kostas, who I think is the site Manager at the Villas was extraordinary. He took care of our every need and went over and above on a number of items. In addition, I wanted to recognize, Andreas at the main property. His service was remarkable and above and beyond. This is a fantastic property with a great location and service second to none.
The service and the staff are definitely top notch at the Villas! Everyone is so helpful and friendly, willing to go above and beyond. I thought I had booked the main hotel so I was a little miffed to find out I hadn’t (luckily I realized before I got there) so that is my only critique is when you’re booking the hotel they should make it a little bit more clear that you’re booking the villas since when you’re searching on their website all results for both villas and main hotel are on one page. But even so, I have nothing but great things to say about our stay at the villas they really take care of you! The main hotel is minutes away and you can use all the facilities there, as well...
The pool at the villas was our favorite because it’s so private and since there are only 7 villas total it feels like the pool is yours! Again, the staff and service were so wonderful and the rooms were immaculate! Cant say enough good things about our stay at Villas Katikies! And the views from the room were gorgeous, eating breakfast and dinners on the terrace was unbeatable! Thank you to everyone working while we stayed - Stavros, Kostas, Alexandros, and the entire cleaning / maintenance staff!!
We booked a suite with a private pool, and upon checking in we were upgraded to a bigger suite when the property manager found out we were on our honeymoon.
We want to personally thank Costas, Stavros and our housekeeper — who provided excellent hospitality. We were always greeted when we arrived or left the property with genuine smiles and small talk...
Thank you so much! We were sad to leave!
PROS: the ocean and caldera view is like no other! It’s picturesque and almost unreal. Our private pool was relaxing. The twice daily turndown service is spectacular. The hospitality is like no other we’ve experienced traveling around the world. The free breakfast was delicious. The communal pool is gorgeous. There is a gym as well as a spa. This is located in the heart of Oia, and we never felt like we were missing out on exploring the island as there are excellent restaurants, shops and views within walking distance. We could’ve stayed for another month. The town is quiet at night and early in the morning. It’s very clean.
CONS: on our first night, a group of people kept me up until 2am. The caldera is filled with numerous hotels with no divide between each one — these disrespectful guests were part of another property, but we could hear them loud and clear. Fortunately, Costas spoke to the property owner the next day and we never heard those guests again. You can see each “private” pool the higher you are — we were OK with it, but for some — it takes some time getting used to. The rooms are a little old, but well kept and very clean.
A warning — pack lightly. Taking your luggage up and down the stairs known at the caldera can be challenging.
We will be back!
