We found black mold in our bathroom and the manager didn’t think it was a big deal. I had to explain how toxic black mold is / it was quite shocking. Offered us same room type to move into and didn’t offer anything for the inconvenience of unpacking just to repack again and move to new room. We had to ask for an upgrade to a larger room for the inconvenience and we had to send her a photo as she didn’t believe us initially (?!!!). 

The grounds were nice but very limited beach chairs, the food was overpriced, 60% of our phone calls were answered (including calls to request shuttles so we had to drive our own car a bunch because we couldn’t get shuttle service). Also, everything was an extra charge / felt nickel and dimed everywhere we went. This isn’t how a true five star resort should operate.

Not a five star resort - very disappointing service

I visited the Resort in 2017 and I loved it. This second time, in August 2025, felt like a disappointment.

We reserved a 2-floor room in the Resort with our 1-year-old baby for 5 nights. The room was very poorly maintained: stains on all pieces of furniture, sticky remote controllers, holes in the tiled floor, black marks all over the walls.

Despite immediately raising the matter with the staff - also showing them pictures that I decided not to post here - it took 48 hours to be taken seriously. Multiple times I was promised to be provided updates on potential solutions and multiple times the staff forgot to contact me. 

For the last three nights, we were moved to a room in the Ocean Suites which is definitely newer. This was appreciated despite having to pack and unpack again. However there were works being performed on our floor, so this was frequently dirty and noisy.

The worst part was when, at checkout, rather than being offered any discount to make up for the bad experience, I was asked for double payments for the last three nights - both for the room at Ocean Suites and the original one at the Resort!!!!

All in all, the village is great, the restaurants are great, all the services offered are great, and this is an amazing place for families. I will potentially come back eventually. But you need to be aware that some rooms are very poorly maintained and that the staff at times does not live up to the expectations of a Luxury Collection, >600€ per night hotel.

Lovely place for families but does not live up to expectations

Our stay at Pine Cliffs Residences was overall fair. The grounds are beautifully maintained, and the staff were consistently warm and professional. However, the accommodations and overall experience fell short of what we’d expect from a 5-star resort—at least in the Residences (the main hotel may offer a higher standard).

If you’re traveling with young children, the Residences might be a great fit. The pool area is lively and full of families with small kids. However, if you're hoping for a quiet, relaxing atmosphere—especially with older children or young adults—it can feel a bit chaotic and noisy.

One major downside was our air conditioning, which never worked properly. We reported it on day one, and while maintenance came to check it out, they insisted it was functioning. Despite setting it to 17°C (around 63°F), the room stayed at what felt like a humid 78°F throughout our stay. Unfortunately, it was never fixed. At checkout, when we mentioned the issue, the front desk kindly offered a discount, which we appreciated.

Getting around the resort was fairly easy—especially with the complimentary shuttle service. However, getting to the beach requires some effort. You first take a shuttle to the main hotel, then an elevator, followed by a walk down a long staircase. It’s manageable for adults, but could be a hassle with small kids or if you’re carrying a lot of gear.

Dining was a mixed experience. We had a pleasant lunch at O’Grill, and breakfast there was decent. However, we didn’t enjoy our meal at Piri Piri Steakhouse and wouldn’t recommend it. Other restaurants on the property may be better, but we didn’t get a chance to try them.

On our last day, we had an early checkout and asked for a to-go box to take some pastries from the included breakfast. We were told it would cost $10 just for the boxes—even though breakfast was part of our rate. The resort did offer a pre-packed breakfast at 7 a.m., but we’d have needed to take a shuttle to the main hotel to pick it up, which wasn’t convenient with an early airport transfer.

In summary, Pine Cliffs Residences has beautiful grounds and friendly staff, but certain aspects—especially comfort, convenience, and value—missed the mark for us. It could be a good fit for families with small children, but for others, expectations may need to be managed.

Mixed Experience at Pine Cliffs Residences

Ok so, all amenities are nice. I’d label this place as a 5 star location. Came in august 2025 for a wedding. Didn’t disappoint; staff was amazing in most aspects. But as visiting from the States, there’s 2 things that fell a little short, meaning they were ok. Shuttle service availability around site was very hit or miss. 10/10 when used. Cellular & WiFi connection is hit or miss & not as fast as preferred as a gamer. But adequate for basic communications. Theres amenities for virtually everyone in the family. If you’re willing to put in the time & money, it’s all worth it.

Pretty decent location & experience

We've booked it by Portugees Butler. The appartement has good size. It has two bedrooms and two bathrooms. The kitchen is good equiped. It is very close to the Falecia beach. You have here swimmingpool, athletic area and  the cliff natural park. Beds are comfortabel and the appartement is  clean. Our host Rui is very helpful.

Ideally suited for family stays, the resort provides an array of activities for all ages, including world-class golf, five tennis courts and swimming pools, spa treatments, kids' club, and private access to the beach through the Pine Cliffs Hotel.
